AN GLAS BRAS

A harbour view townhouse with a garden made for golden hour, in one of Falmouth’s most iconic positions above the water.

Perched above the harbour and the Royal Yacht Club, 16 Dunstanville House is the kind of place you book when you want Cornwall to feel properly special. The views stretch across the water towards Flushing, St Mawes and the Roseland Peninsula, and the whole house has that rare balance of historic character and calm, high end design that feels effortless rather than showy. Inside you’ll also find original artwork by Cornish artists, adding to that considered, local feel throughout.

This is a four bedroom home with exclusive use of the tiered garden and terraces, so days naturally revolve around slow breakfasts, long lunches that drift outside, and sunset dinners with the harbour turning gold below. Inside, the spaces are made for being together in a way that still feels spacious, with a vaulted kitchen at the heart of the house, a light filled orangery for lingering meals, and a beautiful main living room with a wood burner and sweeping harbour views.

Add high speed fibre optic internet throughout the house and garden, and a walkable location that puts the waterfront and town within minutes, and you’ve got a standout base for an elevated Falmouth stay.

THE SPACE

This house has a real sense of arrival. The kitchen and dining space sits under a vaulted ceiling and feels like the natural gathering point, whether you’re cooking elaborate meals or keeping it simple. From here, the orangery adds a second dining space that’s bright and relaxed. With the doors open, the patio and terraces become part of everyday life here. It’s easy to wander outside with a second coffee, stretch lunch into the afternoon, and settle in for an unhurried evening in the garden as the harbour light softens.

The main family living room is positioned to make the most of the harbour panorama, with sweeping views across the water and a beautiful wood burner that makes evenings feel properly cosy. It’s a lovely spot for a book, a film night, or simply watching the boats come and go.

Outside, the tiered garden and terraces give you different corners to settle into throughout the day, with a top terrace where the views open up fully across the harbour and out towards the Roseland. It’s made for golden hour, sunset dinners, and those slow evenings where nobody’s in a rush to head back inside.

For longer stays, there’s also a basement utility space, ideal for laundry, beach day logistics, and all the extra bits that come with a proper Cornwall break.

You enter via the main house front door, then the house has its own private entrance within.
